The air conditioning industry is changing and we as Investors need to be aware of the change!!!!!
What is the change?
The EPA US Clean Air Act of 1990 bans the production of HVAC equipment that utlizes R22
refrigerant.
Also sets the production phase-out of R22
R410A aka Puron is the new standard
Why the change?
The HVAC industry is going green!!
*R22 contains ozone depleting substances
*R410A is more environmentally friendly
When is this being implemented?
R22 equipment production ban officially began January 1, 2010
R22 refrigerant phase out started Jan 1, 2010 and to be completed by 2020
We need to be concerned about this because the equipment will soon be unable to be repaired and this can impact an owner or buyer with regard to replacement......As of today 8/16/2010 we are finding it almost impossible to find units for R22, that means you have to do a complete change over to a R410A system inside and out. That is about $4,000.00 per house plus if the AC goes out or is stolen.
This could be an investor killer over the next few years if you are not prepared for it. So start settings funds aside and be ready if you have a complete system fail or unit stolen.
