Air Conditioning is changing, Are you listening????

The air conditioning industry is changing and we as Investors need to be aware of the change!!!!!

What is the change?
The EPA US Clean Air Act of 1990 bans the production of HVAC equipment that utlizes R22
refrigerant.
Also sets the production phase-out of R22
R410A aka Puron is the new standard

Why the change?
The HVAC industry is going green!!
*R22 contains ozone depleting substances
*R410A is more environmentally friendly

When is this being implemented?
R22 equipment production ban officially began January 1, 2010
R22 refrigerant phase out started Jan 1, 2010 and to be completed by 2020

We need to be concerned about this because the equipment will soon be unable to be repaired and this can impact an owner or buyer with regard to replacement......As of today 8/16/2010 we are finding it almost impossible to find units for R22, that means you have to do a complete change over to a R410A system inside and out. That is about $4,000.00 per house plus if the AC goes out or is stolen.

This could be an investor killer over the next few years if you are not prepared for it. So start settings funds aside and be ready if you have a complete system fail or unit stolen.

Kitchen Makeover Ideas to help sell or lease Your Home

You want your house to look its best while it is on the market. Refreshing and redecorating certain rooms are proven to help make buyers more interested. Two rooms of the house that tends to get the most attention from potential buyers are the kitchen and the bathrooms. Giving your kitchen a makeover may just add the extra boost the house needs in order to attract a quick buyer.

It is a good thing to keep in mind that first impressions are very important. When a buyer walks into your kitchen for the first time you will want it to look as clean as possible. If the paint has smudges or scratches it would be a good idea to repaint. Painting can be done inexpensively but can make all the difference in the appearance of the room.

Keeping the room as light as possible is also important because it tends to make the room look larger. Purchasing white or light cream colored curtains for the windows can make a dramatic difference and are normally quite inexpensive.

Landscaping Makeover Ideas to help sell or lease your Home

You have heard the term curb appeal many times. The first impression a potential buyer has of your home is from the curb. If the landscaping isn't adequate, if plants are dead or missing, or the overall look is unkempt, a potential buyer won't even get out of the car.

Dead plants and flowers make a worse impression that no plants or flowers. This is your opportunity to do things right. Buy flowers, very colorful flowers. Red, yellows and blues will cheer up any front yard. Don't plant flowers too close together, give them a little room to spread out. While at the garden center look for a yard ornament, something like a small fountain or gazing ball will add interest and color to the front yard.
